CONVEYANCING CHECKLIST

SELLERS SETTLEMENT CHECKLIST

The steps above are indicative and times may vary, but settlement will need to occur on the day as indicated in the contract for sale. * There is no need to contact the Council or Water authorities about your sale as part of the conveyancing process, it is our responsibility to inform these authorities. As far as gas, electricity and telephone connections are concerned this is left to you.
Receive a phone call from us to let you know that settlement has taken place.

PURCHASERS SETTLEMENT CHECKLIST

The above steps above are indicative and times may vary, but settlement will need to occur on the day as indicated in the contract for sale.
* Authorities there is no need to contact the Council, Sydney Water or the strata mangers about your purchase as part of the Conveyancing process it is our responsibility to inform these authorities

FINAL INSPECTION

What should you look for? You have a right to receive the property in the condition it was in on the day you signed the contract, fair wear and tear excepted, so look out for the following:
  • Is everything that was in working order still in working order?
  • Are the goods mentioned in the contract still on the property?
  • Has anything been damaged (other than through fair wear and tear)?
  • Is there a substantial amount of rubbish left on the property (so much that you are unable to have 'vacant possession' of the property)?
  • Have the vendors (or tenants, if applicable) actually vacated the property?
Receive a phone call from us to let you know that settlement has taken place.
The keys can be collected from the agent's office on the day of settlement.
